If in a subdivision homes or homes with additional features: I try to add in a few pictures of parks , gated areas, pools and outside the community area if able to.. (this included in the charge above)

** When combining Photography and Matterport for pricing, I will give a small discount but make it worth your while for both services.

This Floor Plan take up to 48 hours smaller homes and up to 5 days depending on Home size and how many floors?
Anything over 4001 Sq. ft. will be CUSTOM pricing.
*The Matterport link is available for the agent usually till home sells however limit is 8 months. When home has closed / or not available any longer the link will come down and not available any longer. For a year long Matterport it is $49.99.
** Depending on the size of home, the loading of the program can take up to 48 hours. However some as little as 24 hours.
*** All floor plans start at $30.00 and price depends on sq. footage - and delivered Digital - I do not print them out!
** Additional Guest House not attached to home, will be an additional $75.00 as it will be two separate Virtual tours.

7 Ways to De-Clutter the home - longer version of how to get your home ready to sell.
Please remove clutter from counter tops and in all rooms.
Make sure all lights fixtures have working light bulbs.
Landscaping should be completed and ready for photos.
Carpets, rugs and all floors have been cleaned, moped or vacuumed.
Counter tops cleaned and no streaks also mirrors cleaned.
Remove all items that are not in the sale of the home that is on walls or hanging from walls such as fans, chandeliers, or special light fixtures removed and replaced with something else for the photos or Matterport.
Add On's for photography
* Golden Hour / Twilight : extra charge $65 First hour , additional $35.00 per hour after (pricing may change depending on the property, location, etc) If over 100 degrees - no golden hour as it is too hot for camera equipment. Special circumstances may apply.
* Price subject to change, depending on the property and editing required.
*** Re-shoots for reasons not my fault such as landscaping, repainting, cloudy days, or reasons out of my control can range from 1/2 the original cost to depending on how many photos I have to retake.
Discount of $10.00 for referrals towards next service:
* Person must mention where referral came from and pay for the photography - via Real Estate or any other services dealing with photography.
* Acceptable ways of payment: Check , CASH and or Zelle
* Payment required before sending photos via Dropbox or Google Drive or link for Matterport site. A USB can be given for photos if Google Drive and or Dropbox is not available.
* Cancellations would like a 24 hour notice if possible.
* Detail Post Production editing fee - $50.00 per hour. For Example, removal of phone cords, papers, cleaning up of counters or if needing more editing for removing items out. This is for homes that have not been staged or Agent wishes for me to take additional out of photos. (Note: Matterport post production is not available at this time. )
*Please note after three months of access to files through Dropbox or Google Drive accounts the access will be removed however let me know when you need access again, I will re-open the file this is due to copyright issues.
* Matterport - For Real Estate no longer than 8 months for the available link. If you need longer you need to let me know.
* Matterport for other than Real Estate - a monthly fee for the active file starts at $45.00 and for a year subscription $49.99 (subject to change if needed). Not included is the price of Matterport service. This is only the monthly fee to hold it on the site.
Corporate Photography:
It is priced per sq. footage and location and how long the job will take. If additional equipment is needed such like ladders.
